A message from RE/MAX Connection CEO Christopher J. Brown:

As a small business owner and an elected public servant, I am calling on Congress to come together in the spirit of compromise, for the sake of our country’s economy, to get a deal in place to avoid the pending consequences of the fiscal cliff.

What we need is a combination of lower federal spending and higher revenue from moderate cuts in deductions and sensible tax increases for the highest-income earners. To make these cuts and increases more meaningful, though, we must take the revenues they produce and apply them toward reducing the federal budget deficit.

Middle-class families and entrepreneurial companies are the heart and soul and of our country’s economy. We cannot allow the detrimental effects of the fiscal cliff to rob families of disposable income and gut the operating budgets of small businesses. These are the economic engines that will grow our economy and we must not abandon them.

INDICATOR: November Housing Starts and Permits

KEY DATA: Starts: -3%; 1-Family: -4.1%; Permits: +3.6%; 1-Family: -0.2%

IN A NUTSHELL: “The housing recovery continues as it is not unusual for construction activity to have some ups and downs.”

WHAT IT MEANS: The housing market is clearly on an upswing. The new construction activity decline in November was nothing to worry about. After an eighteen percent rise over the previous two months, it was hardly a surprise to see the level of starts moderate. Indeed, the October pace was the highest since July 2008. That the November decline was so small is a positive indication that construction activity continues unabated. Sandy slowed builders in the Northeast somewhat but it was a sharp cut back in the West that caused overall national housing starts to fall. Meanwhile, construction in the South and Midwest continued to increase. So far this year, housing starts are up over twenty seven percent compared to the same eleven month period in 2011. Importantly, the fourth quarter pace is thirteen percent above the third quarter rate and that means residential construction should add sharply to growth. Looking forward, housing permit requests continue to rise and the level supports some additional construction activity. Builders are not taking out permits and sitting on them as the number of units under construction is rising while the number authorized but not started has remained reasonably stable over the past few months.

MARKETS AND FED POLICY IMPLICATIONS: The expectation was that home construction would slow and it did. However, given how far and how fast building activity has accelerated over the past few months, the moderation was hardly a sign that housing market has hit a soft patch. There is really little reason to worry about the housing market especially given the continued rise in home builders’ attitudes. The National Association of Home Builders’ Confidence index rose for the eight consecutive month in December, to its highest level since April 2006. More construction also means that the sharp declines in construction payrolls that we saw in the November employment report should be reversed in December. The takeaway is that the housing market is indicating that the economy really is growing more strongly than is commonly believed. If households were really worried, they would not be buying new homes and developers would not be out there putting the shovels into the ground. As soon as we get an agreement on the fiscal cliff, watch for everyone to start saying the economy is ready to take off. Actually, lift off has already begun. The only problem has been Washington’s finger on the abort button. Once that is removed, we should be able to reach orbit.

MARLTON (Nov. 26) – As nationwide housing starts for this past October showed their strongest gain since July 2008, RE/MAX Connection Realtors CEO Christopher J. Brown sees a robust real estate market ahead, starting in Spring 2013.

“A number of indicators point toward strong residential real estate sales beginning in the second quarter of next year,” Brown said. “Despite the effects of Hurricane Sandy at the end of October, it appears the housing market is poised to make a strong comeback in 2013.”

Year-to-date in 2012, housing starts are up more than 40 percent, with an increase of nearly 24 percent alone since August 1st, according to the latest government reports. In addition, housing permits increased in that same three-month period at an even faster pace than housing starts, another factor that points toward the sustainability of the comeback.

“Next spring, when the traditionally strong real estate sales season begins, I expect to see sales of both new and existing homes pick up nicely over what we’ve seen in previous years,” said Brown, whose RE/MAX Connection agency has nearly 100 Realtors operating out of offices in Marlton, Burlington County, and Mantua and Turnersville, Gloucester County.

In 2011, RE/MAX Connection closed more than 1,300 transactions, making the agency the number one-ranked RE/MAX real estate company in New Jersey. Those transactions totaled more than $218 million, which led to a third-place statewide ranking for RE/MAX Connection in overall agent commissions

Looking at the national market, Joel Naroff of Naroff Economic Advisors says two other factors support strong housing growth in 2013: Multi-family construction keeps getting stronger and the number of homes currently under construction continues to show solid increases. Once the rebuilding from Sandy starts, and as people replace automobiles destroyed by the superstorm, Naroff says the overall economy is expected to rise.

In addition, the National Association of Home Builders (NAHB) was especially bullish in its most recent construction report. The association said it expect single-family housing starts to increase by 26 percent – to 665,000 units – in 2013. Multi-family housing starts are expected to rise as well, by 6 percent – to 238,000 units.

In raw numbers, the NAHB expects 1.1 million total housing starts in 2013, 1.75 million in 2014 and more than 1.8 million in 2015.

Also, Jamie Dimon, CEO of JP Morgan Chase, recently said he believed housing had turned the corner and predicted that, as a consequence, economic growth in 2013 would be so strong that the Federal Reserve might have to interest rates to keep things in check.

MOUNT LAUREL (Sept. 7) – Burlington County College student Alejandro Rojas of Delran is the recipient of the first ACCESS scholarship for social media excellence awarded by RE/MAX Connection Realtors.

The $2,500 scholarship – for use at BCC or a four-year college or university – was presented to Rojas by RE/MAX Connection CEO Christopher J. Brown in a ceremony here yesterday.

ACCESS stands for American Community College Education Social-media Scholarship and is a joint venture between the Burlington County College Foundation and RE/MAX Connection, the number one multi-office RE/MAX company in New Jersey in units sold for 2011.

Rojas and three classmates spent the months of June, July and August writing and posting on social media blogs for 20 Realtors (five Realtors per student) who work out of the RE/MAX Connection offices in Marlton, Mantua and Turnersville. All four students received college credits for the course, with their tuition being paid by RE/MAX Connection.

“I am pleased to present Alejandro with this scholarship,” said Brown, a former county freeholder who now serves in the New Jersey Assembly representing portions of Burlington, Camden and Atlantic counties. He also sits on the Assembly’s Higher Education committee. “His work was quite impressive and shows the value of cooperative education programs between community colleges and small businesses.

“When I developed the ACCESS concept, I saw it as a potential blueprint for similar cooperative projects going forward,” Brown continued. “New Jersey’s community colleges – especially our own Burlington County College – provide great opportunities for all citizens to benefit as they offer significant cost advantages over both private and public four-year institutions, and maintain strong connections to their communities.”

The set of blogs written by Rojas attracted nearly 1,400 individual impressions, a number that was nearly three times higher than the second-place blogger. That translates to 1,400 potential real estate customers who viewed information about those particular Realtors in that three-month period.

“ACCESS is a creative and highly motivational internship model,” said Rebecca Corbin, executive director of the BCC Foundation. “We applaud Chris Brown for envisioning this project, and we look forward to seeing our students develop marketable skills and building a network of contacts that will help them in their chosen career fields.”

Once they learn how a true, professional inspection is performed, we eliminate most – if not all – of the potential problems.”

Hunn said some home inspection companies feel compelled to find problems in an effort to justify their fee. At U.S. Inspect, he explained, they “tell is like it is” to the Realtor and the customer and stand on the merits of their work. The ultimate goal, he emphasized, is to make sure the deal goes through and – if there are problems – to make sure they are fully explained and understood.

The next “Hour of Power” seminar will be held on the second Wednesday of September, the 12th, and will feature Mark Riether, certified septic inspector from South Jersey Water Test, a leader in the field of private well testing and septic inspections. He will be speaking on the topic “Real Estate Septic Inspections following the “New” NJDEP Protocols.”
