INDICATOR: November New Home Sales and Durable Goods Orders
KEY DATA: New Homes: -2.1%; Prices (Year-over-Year): +10.6%/Durables: +3.5%; Capital Spending: +4.5%

IN A NUTSHELL:   “It’s a holly, jolly data Christmas for the economy as all signs point to an accelerating economy.”

WHAT IT MEANS:  While retailers may be readying themselves for the post-Christmas sale of all sales because of sluggish December sales, the economy itself is not the problem, by any means.   Durable goods orders surged in November as a large number of industries posted robust gains in demand.  The machinery, computers, communications equipment, vehicles and aircraft industries all did extremely well.  Only metals and electrical equipment and appliances were down.  Non-defense, non-aircraft capital goods orders, the best measure of private investment activity, jumped sharply as well, pointing to growing confidence on the part of businesses.  Even with firms pushing the product out the door, inventories still built and that points to improving output in the months to come.

Not only did big-ticket demand grow hardily, but households weren’t really Grinches when it came to buying homes.  Okay, home sales eased in November, but at least when it comes to new homes, the level of demand remained quite strong.  There was a nearly eighteen percent jump in demand in October so the modest decline in November still puts sales at the second highest pace in 5½ years.  Prices were up quite strongly while inventories keep falling.  That is a recipe for further prices increases.

With housing prices causing lots of glee.

EVESHAM (December 19) – Realtor Brenda Richmond has been named a Broker-Manager at RE/MAX Connection Realtors, the largest RE/MAX real estate agency in New Jersey.

Richmond will join Kevin Bayzath, Broker of Record, and Kevin Burbage, Broker Associate, as day-to-day operations leaders of the three-office agency, said RE/MAX Connection CEO Christopher J. Brown.  Richmond has been a Realtor for 18 years.

“Brenda’s focus will be to create a robust agent education program and an agent mentor program,” Brown said in describing Richmond’s new responsibilities, adding that she also will work to bring greater process efficiency to the agency through technology.

The three RE/MAX Connection offices – in Marlton, Mantua and Turnersville – successfully closed 1,396 transactions in 2012, more than any other RE/MAX agency in the state, and posted a sales volume of more than $239 million. In 2011, RE/MAX Connection also finished number one in New Jersey by closing 1,417 transactions worth more than $218 million.

“Our growth in 2013 will be about 23 percent and we’re on target to close more than 1,500 transactions this year,” Brown said.  “I think these are great numbers, but our goal is to expand our business 30 percent and close more than 2000 real estate transactions.
“I believe with addition of Brenda and her ideas along with the current managers, Kevin Bayzath and Kevin Burbage we will achieve this aggressive goal,” he continued.

Richmond was part of the executive team at Commerce Bank and helped create the bank’s award-winning “Customer WOW” program.  She also worked with top executives at the bank to create positive experiences for employees and customers and played a key role in boosting Commerce into a nationally known financial institution.

Richmond is a past president of the Southern NJ Regional Chapter of the Women’s Council of Realtors.  Under her leadership, the organization grew from a small membership to one of the most influential business groups in South Jersey.

She also is a graduate of the Real Estate Institute and has achieved such professional designations as Senior Real Estate Specialist, Certified Distressed Property Expert and Accredited Buyers Representative.

Great Job Evelyn Kramer!

Good afternoon Mr Bayzath

I would like to recognize the exceptional work of Evelyn Kramer.  Two months
ago, I received Evelyn’s name as a highly recommended realtor.  After meeting
her for the first time, I was so impressed that I suggested my son solicit her
realtor services as well.  Since both my son and I were looking for rental
property, she simultaneously juggled a barrage of questions and a long list of
places to show.  They were not centrally located, so she spent a great deal of
time with us and was consistently available based on our schedules.  Quite
impressive to say the least!   As we continued down this road of searching for

Funny Thing Happened on the way…TOP 25

I was walking into the local convenience store and ran into an old friend manages a real estate company.  He began to tell me how wonderful his office was and that he was giving out leads left and right and that I should come over.  So I went back to the office and asked for a report to get the top 25 Companies in the Trend MLS.


Once again our Company is number 3 in units WITH 3 OFFICES AND 91 AGENTS.

Aside from our ridiculous per agent closed transaction count which is at (13), I noticed our per agent volume.  The average RE/MAX Connection Realtors Agent volume is a staggering $2.3 Million Dollars! I was so caught up, that I forgot why I even asked for the report.

Then I remembered.  So I decided to called my friend on his cell and asked him again “What was the name of your company?”. So he told me, and without even thinking I said “Ooooh Noooo!”, he immediately replied, “WHAT?”, “What’s Wrong?”…I had to tell him. So I said “I regret to inform you that your Company did LESS in units then RE/MAX Connection Realtors, about 300 LESS. Your per agent transactions closed is 30% LESS.  Your per agent volume in sales is more than 40% LESS then what RE/MAX Connection Realtors are doing.  I’m sorry to be the one to tell you this information but I wanted you to be aware of the FACTS.”

There was dead silence on the phone, only heavy breathing.  I can tell I really caught him off guard but numbers don’t lie.  He politely said, “Thanks for the information, can you send me the report.”  I’d like to see this, as we don’t get this type of information and if we do, I am not aware of it.”  So I obliged and sent him the report.

What I didn’t tell him, the numbers behind RE/MAX Connection Realtors is really on half the story “Why I Work and Stay at RE/MAX Connection Realtors?”, The other half  are for the following reasons.

First and foremost, the people who I work with, from the secretary to the Brokers & Owner and everyone in between, are people that care about me, they care about the environment of the office, they care about integrity.

Second, management continually upgrades the technology and has a steady flow of tech professionals come to the office and train us.

Third, the education offered from the Brokers, the Owner, outside Professionals hired to speak, as well as our agent colleagues is unparalleled.

Fourth, the availability of my non-competing Broker Manager gives me a real sense that he is here for me, not for him but for me.

Fifth, I’ve been here since 2010 (just turned 3 years), and I couldn’t be happier.  I have a great sense of confidence in myself and know whatever the economy throws at me, that I have the resources available to continue to be successful.

Sixth, the money! I have made more money here at RE/MAX Connection Realtors then at any other real estate company.

Seventh, when I have closing, my commission is directly wired from the closing table to the Company and then direct deposited into my account (NO COST TO ME) and I typically get paid in less than 3 business days.

Eight, there is healthy, friendly competitive spirit here.  I am surrounded by many of the top agents in the industry.  I watch them and they motivate me to work hard and stay accountable.

Nine, whenever I need marketing support, the company provides me with an internet specialist who will teach me on-line marketing and design my site. I love getting referral free leads from the Company website and from my own site as well.  Also, if I want a direct mail marketing piece for JUST LISTED or JUST SOLD Postcards, I simply complete an order form send it to our in-house graphic artist who will design and print them.  Not only does she do postcards but I can get anything from postcards to open house flyers.  And she will print them on-site for FREE.  I also forgot to mention she also provides me FREE Eneighborhood reports for my listing presentations.

Ten, (there’s always a Ten), friendships. I’ve made close friends with the people that work here.  I enjoy there company, and enjoy being with them at company events, from office working luncheons to company sponsored trips to the RE/MAX International R4 Convention in Las Vegas.  This year it will be held at the MGM Grand.

So here’s my story, so please Managers at other Companies, stop soliciting me….I am happy where I am.  If I see you in the store, tell me about your kids and not about your Company.

As the old saying goes, real estate is all about location, location, location.  But, there is a lot more to it than just plain geography when it comes to finding your perfect home.  There are a lot of things to consider during the search because, for most, a home is the most significant purchase they will ever make.

Choose A Good Area

When searching for your perfect home, the obvious place to start is with the selection of a location.  If you have children, you may want to choose a home that is close to good schools and is also located in a family-oriented neighborhood.  Many people also look for a home that offers a short commute to and from work.  If you are shopping within a specific price range, you can also narrow the choices by finding an area that offers the best value for your dollar.

Select A Style

The perfect home for you is one that has all of the elements that you want.  Whether it’s a garage, basement, extra bedroom or bath, a large kitchen, fireplace or open floor plan, choosing the style of home that you want is an important first step in finding the perfect place to hang your hat.  You may also want to consider whether you prefer a single-level or two-story home.  Many home buyers also factor in floor plans when searching for a house, including those that offer an open and flowing design.

Get Pre-Qualified

Now that you know what you want and where you want it, it’s important to find out how much of a home you can afford.  Pre-qualification is not the same as pre-approval.  With pre-qualification, your lender will request specific information relating to your income and expenditures and will offer a possible price range for you to keep in mind while shopping.  Pre-qualification does not guarantee that you will receive an approval, but it does give you a good indication of how much you can afford based on your current situation.


Nobody knows the real estate business like a REALTOR®, so let them help you in your search for the perfect home.  They can answer questions relating to the neighborhood, recent inspections on a particular home and any needed repairs.  Because a REALTOR® has access to a number of area homes, they have the ability to show you various choices within your preferred area and price range.

Ask About Amenities

One of the most significant concerns of any home buyer is what a home has to offer.  Utilities, such as water, sewer, cable, phone and electricity are just a few of the things to consider.  If the home is in a subdivision that requires the payment of association dues, how will these funds be used?  What amenities does the home owner’s association offer?  These are all questions to ask your REALTOR® when shopping for the perfect home.

In conclusion, you should know that the search for your perfect home is a journey.  It may be either long or short and with or without some bumps along the way, but the greatest satisfaction will be at the journey’s end and your future’s beginning.
